Review Stages of Construction for New Single, Two, Three and Four Unit Family Dwellings

Foundation Review

A foundation review is required for all foundations that are designed to conform within Part 9 of the 2006 British Columbia Building Code. If the foundations are designed to conform to Part 4 Structural Design of the 2006 British Columbia Building Code a Professional Engineer, who is registered within the Province of British Columbia, must be involved. You are required to forward a copy of ALL the Engineer’s related Site Review Reports to the Shuswap Building Department.

The following items shall be reviewed by the Shuswap Building Department.

Dampproofing and Sub-grade Drainage Review

This review is required for all dampproofing and sub-grade drainage systems that are designed to conform within Part 9 of the 2006 British Columbia Building Code. If dampproofing and sub-grade drainage systems do not comply with Part 9 of the 2006 British Columbia Building Code then a Professional Engineer, who is registered within the Province of British Columbia, must be involved. You are required to forward a copy ALL the Engineer’s related Site Review Reports to the Shuswap Building Department.

The following items shall be complete prior to review by the Shuswap Building Department.

Framing Review

A framing review is required for all buildings that are designed to conform to Part 9 of the 2006 British Columbia Building Code. If the framing is designed to comply with Part 4 Structural Design then the construction reviews must be completed by a Professional Engineer who is registered in the Province of British Columbia. You are required to forward a copy of ALL the Engineer’s related Site Review Reports to the Shuswap Building department.

The final assembly of engineered floor systems, engineered truss systems, etc. shall be reviewed by the professional engineer who designed the structurally engineered assemblies. You are required to forward a copy of ALL the Engineer’s related Site Review Reports to the Shuswap Building department.

The following items shall be complete prior to review by the Shuswap Building Department.

Sub-Grade Plumbing Review

A sub-grade plumbing review is required for all buildings that are designed to conform to Part 9 of the 2006 British Columbia Building Code. If the sub-grade does not comply with Part 9 of the 2006 British Columbia Building Code then a Professional Engineer, who is registered within the Province of British Columbia, must be involved. You are required to forward a copy of ALL the Engineer’s related Site Review Reports to the Shuswap Building Department.

The following items shall be complete prior to review by the Shuswap Building Department.

Insulation and Vapour Barrier Review

An insulation and vapour barrier review is required for all buildings that are designed to conform to Part 9 of the 2006 British Columbia Building Code. If the insulation and vapour barrier does not comply with Part 9 of the 2006 British Columbia Building Code then a Professional Engineer, who is registered within the Province of British Columbia, must be involved. You are required to supply a copy of ALL the Engineer’s related Site Review Reports to the Shuswap Building Department.

The following items shall be complete prior to review by the Shuswap Building Department.

Special Conditions or Complex Design Review

All Building Permit drawings submitted will be reviewed for compliance with the 2006 British Columbia Building Code. The design will also be reviewed for special conditions or complicated design. The Shuswap Development and Building Department may determine that a special condition or complicated design requires the involvement of a Professional Engineer. Such components shall be reviewed and signed off on by the Professional Engineer. The Professional Engineer must be registered within the Province of British Columbia. After construction of such special conditions or complex designs is completed the final construction shall be reviewed by the Professional Engineer. The Professional Engineer shall provide the Shuswap Development and Building Department with a letter of final review approving the special condition or complex design. Such letter must include the Professional Engineer’s professional seal and signature.

Final Occupancy Review

A final occupancy review is required for all buildings that are designed to conform to Part 9 of the 2006 British Columbia Building Code. If the building does not comply with Part 9 of the 2006 British Columbia Building Code then a Professional Engineer, registered within the Province of British Columbia, must be involved. You are required to forward a copy of ALL the Engineer’s related Final Occupancy Reports to the Shuswap Building Department.

General and fire safety requirements in the Alberta Building Code must be met at this stage. (ie: smoke alarms, handrails, guards, self-closure on garage door, etc.)
